Applying For A Mortgage with Bad Credit – Adverse Credit Mortgage Process

Introduction

If you have recently been declined for a mortgage by a high street lender, or you are aware that your credit profile excludes you from you applying for a mainstream mortgage, then we may be able to help you get approved for a mortgage by taking you through the process outlined below:

Step 1 Initial Assessment

We will conduct a short face to face or telephone interview, where we will confirm details of your income, deposit and credit profile. This allows us to build up a picture of your situation and we will quickly be able to establish whether you qualify for a mortgage or not.

Step 2 Mortgage Selection

Following the fact find, we will confirm the mortgage options available to you and provide you with details of the interest rate, monthly repayments and fees payable for the selected mortgage product.

Step 3 – Mortgage Approval

If you wish to proceed with the mortgage on the terms indicated, we will then make an application to the lender on your behalf to secure an approval for you.

Step 4 – Submit Application

Once the mortgage is approved and you are ready to proceed, we will submit the full mortgage application for assessment by an underwriter and instruction of the property valuation appointment.

At this point you will be asked to provide supporting documents such as evidence of your income and bank statements. The documentary requirements do vary between lenders, but we will confirm the requirements specific to your application once we have confirmation from the lender.

Step 5 – Mortgage Offer

When all of the lender’s requirements have been satisfied following underwriting, a mortgage offer will be issued to you which is official confirmation that the lender is happy to lend you the mortgage funds.

Post Mortgage offer.

This is an important part of the process and we will remain in contact with you to ensure that your mortgage offer progresses to completion in the minimum of time.

Once the mortgage offer has been issued, the acting solicitors will deal with the legal requirements such as carrying out Local Authority Searches and liasing with the vendor’s solicitors to progress the completion of your mortgage.

Where required we will keep in contact with the estate agents and solicitors to address any hold ups which may occur.

When all of the legal requirements have been satisfied, the solicitors will agree on a completion date and once the funds have been released by the lender, you will be able to pick up the keys and move into your new home.
